Vila Na Stráži

The four-story Vila Na Stráži features eight spacious apartments with layouts of 4-room, 4+1, and 5+1, ranging from 140 to 246 m². Each floor contains only two apartments, ensuring a high level of privacy. The ground-floor and first-floor units include generous terraces and private gardens, offering the comfort of a family home. An exclusive option is the ground-floor apartment with its own spa or fitness area and a 256 m² garden. Panoramic views from the upper floors highlight the blend of 1920s elegance with city energy. The project is scheduled for completion in Q3 2026.

The 1920s Era

The villa’s history dates back to 1928, when it was built as the family residence of architect and builder Čestmír Vavrouš. It also housed the architectural studio Alois Vavrouš & Son, where he worked alongside his father.

The Villa as a Center of Architecture

The architectural studio and its headquarters in the villa reached their peak between 1930 and 1940, when the on-site showroom and design office produced projects for both domestic and international buildings.

The End of an Era

In later years, the villa was nationalized and used as a police station. It is believed that it also served as a nursery and medical offices.

The atmosphere of the luxurious classicist villa with a large romantic garden from 1930 by architect Čestmír Vavrouš inspires, surprises and at the same time pampers its residents and visitors. Our goal was not to change the villa and disrupt the established connections based on conservative classicism, the golden ratio and vistas.

Our task was to restore the villa to its former glory after the difficult times of the nomenclature era, to bring it back to its former glory and to bring today's modern standards, user comfort and technical facilities to the new residents without compromise. Thanks to an enlightened investor, we created a new barrier-free entrance with an elevator in the newly constructed underground floor under the existing villa for the new owners, which without compromise moves the villa into a new era!

Each apartment has a garden, a large terrace or balcony, each apartment can have a fireplace, each apartment has a layout strictly set to the public and private parts of the layout, each apartment has its own double garage, so each apartment is an original without concessions, with spatial generosity and fabulous light and views. But there is one problem with these apartments... there are only eight of them!
